Need

As a country we are finally recognising the demographic changes and challenges ahead and, in particular, the increase in the “very elderly” and the implications for housing, health and care services for this population group.

There is increasing recognition that as people age, accommodation becomes a key defining environment.  Age, ill-health and disability are defining and driving the demand for specialist accommodation.

The distribution of population by age, tenure, living alone and living with limiting, long term illness therefore has major implications for public services and housing-related care strategies.  This includes community based non-acute healthcare services, specialist housing and dedicated nursing homes to maintain wellbeing and independence in later life.

Healthcare Facilities

Cascade helps primary care providers to upgrade existing premises and to move to brand new bespoke facilities in order to allow them to expand their lists and their offerings to clients.

This may involve us managing the whole process from identifying and buying the correct site, obtaining planning, liaising with the relevant PCT in order to make sure that all grants and other funding requirements are  fully utilised, building facility to specification and, if required, providing  subsequent facilities management.  These schemes are financially engineered to fulfil the client’s individual needs.  This could include off-balance sheet leases.  We are also currently exploring the merits of shared ownership to off set some of the difficulties that currently exist because of yield movements.

Care & Nursing Facilities

Every project is bespoke and we realise every provider is different in its commercial approach to delivering and providing care.

Currently our delivery models include traditional design and build funded via a turnkey arrangement through to more flexible procurement methods via off balance sheet leases and equity share arrangements.

We deliver 60 to 120 bed nursing homes which are normally stand alone, but can be incorporated into our mixed use schemes.  Within the sector we work with the leading not for profit and private care organisations.
